Overview
Since 2014, CBS International has maintained a successful partnership with Shikun & Binui Europe, providing comprehensive consultancy, development, marketing and sales support for each of the Investor’s residential condominium projects. These include Central Garden (4 development phases), Voždove kapije (6 development phases), Wellport (4 development phases), Newport (4 development phases), as well as the latest development, Sunflower City (10 development phases, comprising more than 1,800 apartments, currently in the process of obtaining a building permit). The scope of services provided includes:
- Initial development consultancy, including advisory services on the most suitable apartment mix and optimal size ranges for each apartment layout and type, as well as recommendations regarding the quality of finishes and unique amenities within each condominium, tailored to the target buyer profile.
- Market research and property valuation services throughout the entire planning and sales process.
- Sales strategy development and sales process planning, including pricing for each individual unit, setting up the on-site sales office and preparing all supporting documentation.
- Exclusive sales and marketing representation, with a dedicated sales team of 4 to 6 members working exclusively on the respective project, operating from an on-site sales showroom throughout the sales period of all development phases.
- Full marketing campaign management, from developing the marketing strategy for each new phase to designing and producing all marketing materials, defining and managing marketing and PR campaigns, and coordinating all other project-related promotional activities.
The engagement also includes close cooperation with the legal team in preparing reservation agreements, preliminary sale and purchase agreements and final sale and purchase agreements, as well as close coordination with banks in relation to mortgage-financed buyers.
CBS International prepares regular monthly sales reports for the Investor, including sales performance analysis, assessments of target achievement and revenue projections. The scope of services also covers the forecasting and implementation of price increases throughout construction and with each new development phase, reflecting the overall project budgets and projected revenue growth.
The role of CBS International has evolved with each new project, encompassing activities ranging from land acquisition brokerage, feasibility studies and project development consultancy to market research, property valuation and exclusive sales and marketing representation across all developments.

Central Garden

Central Garden is the first condominium development in central Belgrade and represents a mixed-use complex with a total Gross Buildable Area (GBA) of 100,000 sq m. The development comprises 374 apartments, the 16,000 sq m Business Garden office tower, a 2,600 sq m private park, retail facilities, a children's playground, an outdoor gym, a dedicated pet area, and a central reception with 24/7 security.
CBS International was involved in the project from its earliest development stages, providing feasibility study services and an initial project development advisory study. Its support included recommendations regarding the overall project structure, apartment mix and unit sizes, finishing specifications, and the amenities to be incorporated within the condominium. Market research and property valuation services were provided throughout the entire planning and sales process, supporting key development decisions and the establishment of sales prices.
CBS International also developed the sales strategy and sales process, including pricing for each individual residential unit, setting up the on-site sales area and preparing all supporting documentation. The engagement continued through exclusive sales and marketing representation, supported by a dedicated six-member team operating from the on-site sales office.
CBS International also managed the entire marketing and PR campaign, including the concept development, design and production of marketing materials, advertising, PR activities and event organisation. Throughout the sales process, the company maintained close cooperation with the Investor's legal and banking teams.
Construction and sales commenced in January 2015. The project was delivered in four phases, with all residential units sold before construction completion. Sales across the entire development were concluded in February 2019, four months ahead of the completion of construction works.
Voždove kapije
70,000 sq m | 829 apartments | 6,000 sq m private park | Voždovac, Belgrade
Voždove kapije is the first condominium development in the Voždovac municipality, located between Vojvode Stepe, Bilecka, Generala Rasica and Otokara Kersovanija streets. The development, with a total area of 70,000 sq m, comprises 829 apartments, a 6,000 sq m private park featuring a children's playground, a padel court, a dedicated pet area, an outdoor gym, a reception area and 24/7 security. The project was delivered in six phases.
CBS International supported the project from its early development stages, including brokerage services for the acquisition of the 22,000 sq m development site, preparation of a feasibility study, project development consultancy, market research and property valuation.
In the subsequent stages, CBS International developed the sales strategy and pricing structure, organised the on-site sales office and provided exclusive sales representation through a dedicated four-member team. The engagement also included the development and management of the entire marketing and PR campaign, covering all construction and sales phases, as well as coordination with the Investor's legal and banking teams throughout the sales process.
Construction and sales commenced in January 2017, and all residential units were sold before construction completion. The project was fully completed in May 2024.
Wellport & Newport
New Belgrade | Approximately 1,200 residential units
The partnership continued with two major residential developments in New Belgrade – Wellport and Newport.
Wellport comprises 489 apartments. Construction commenced in 2018 and was completed in 2026, with virtually the entire development sold before the completion of construction works and the positive technical acceptance of each phase. Throughout the construction period, sales prices increased steadily, both during the construction of each individual phase and with the launch of each subsequent phase, while maintaining consistently strong sales performance.
Newport is a development currently underway and will comprise approximately 650 apartments. Construction commenced in 2024, while the first phase, consisting of two buildings, was completed and handed over to residents in spring 2026. The second phase is currently under construction, with completion scheduled for spring 2028.
Sales prices continue to increase, while buyer demand remains stable. Interest in the third phase is growing, with an increasingly long list of prospective buyers already established ahead of its planned launch at the end of 2026.
For both developments, CBS International has provided a comprehensive range of services, including land acquisition brokerage, project development consultancy, market research, property valuation, sales strategy definition, and exclusive marketing and sales representation.
