The Challenge
CBS International was instructed to find an existing facility for a Brownfield investment of 7,000 sqm, as well as construction land for a Greenfield investment of 30,000 sqm. Also, CBS International provided project management services on the reconstruction of the Brownfield and on the construction of the Greenfield facility.
The Solution
Transaction Advisory Services
A market analysis was conducted to identify potential locations, developers and contractors. CBS International Industrial and Land Agency team collected proposals and carried out a detailed comparison of their commercial and technical terms, organised site visits and negotiated on behalf of the client. Following the selection of a partner capable of delivering the project in accordance with the client’s requirements, the commercial and technical terms were agreed and the relevant agreement was executed.
Project Management Services
Project management services supervised all phases of the production facilities’ development, from planning and design through construction, project completion and final handover. The CBS International Project Management team contributed to defining a detailed project brief to ensure full compliance with the client’s requirements, coordinated the selection of designers/ contractors, and monitored the preparation of project documentation.
The scope of services included monitoring contract execution, construction progress and quality, timelines, budget, payments and project changes, supported by weekly progress reporting to the client. During the final phase, the team coordinated the implementation of project improvements made by the Client, as well as final testing, training, system commissioning and handover of the completed facilities. The team also coordinated the preparation and handover of the final project documentation, including the snag list, warranties, as-built documentation and operating manuals, as well as budget close-out and payment tracking. CBS International also monitored the facilities’ performance during the initial operating period following commissioning.
The Result
The engagement resulted in the successful delivery of both production facilities in line with the Client’s requirements. The existing 7,300 sqm brownfield facility was reconstructed within three months, while the new 30,000 sqm greenfield production facility was developed within nine months. Through integrated transaction and project management, the Client benefited from a coordinated process covering location and developer selection, commercial negotiations, construction management, commissioning and final handover.
