Analysing the data on completed and sold apartments in Belgrade in the last decade, a clear trend emerges demand for residential units has consistently outpaced supply, highlighting the limited availability of newly built properties.
In the final quarter of 2024, the Belgrade office was further pushed to the level of 1,392,457 sq m of GLA, whereas the total annual completion amounts to the app. 74,000 sq m.
The total retail stock in Serbia increased by nearly 44,000 sq m of GLA in Q4 2024. Together with projects completed earlier this year, 2024-new completions amount to the app. 80,000 sq m, all in the retail park segment, which currently holds a share of 40% of the total retail stock.
In Q1-Q3, slightly above 12,000 units were sold in Belgrade (including newly built units and secondary market), similar to last year’s period, and the residential market entered a stable phase.
Following the strong leasing activity recorded in Belgrade during 2023, when app. 57,000 sq m were leased, the first three quarters of 2024 achieved similar positive results
The limited addition of new space in 2024 and stable demand led to a further decline in the overall vacancy rate for the third quarter in a row.
Belgrade’s real estate market in the first half of 2024 maintained the positive trajectory from 2023, distinguished by active development in the commercial, residential, and mixed-use real estate sectors.
The office market in Belgrade noted a slowdown in the first half of 2024 as per both, the supply and demand, compared to the same period last year.
After rather limited completions during the previous 5 quarters, Belgrade’s modern retail stock mildly increased.
In the first half of 2024, the trend of price stabilization, which marked the entire 2023, and which followed dynamic growth in 2021 and 2022, continued.
