Novi Be\u010dej je naselje sa oko 14.000 stanovnika u Srednjem Banatu u Vojvodini. Najbli\u017ei ve\u0107i grad je Zrenjanin, udaljen oko 30 km, dok se na sli\u010dnoj udaljenosti nalazi i Novi Sad. Na oko 40 km nalazi se i najbli\u017ee uklju\u010denje na auto-put E-75. Kroz naselje prolazi i \u017eelezni\u010dka pruga Kikinda \u2013 Novi Be\u010dej \u2013 Zrenjanin.\\nPredmetna nepokretnost je sme\u0161tena u centralnoj radnoj zoni u obodnom isto\u010dnom delu naselja, uz put br. 117 Novi Be\u010dej \u2013 Ba\u0161aid gde je i glavni ulaz, u blizini ukr\u0161tanja sa \u017eelezni\u010dkom prugom. Novi Be\u010dej koje se tradicionalno bavi proizvodnjom razli\u010ditih vrsta kerami\u010dkih plo\u010dica. Predmetni kompleks \u010dini 17 uknji\u017eenih objekata ukupne povr\u0161ine 20.224 m2 koji se nalaze na dve katastarske parcele. Ukupna povr\u0161ina zemlji\u0161ta je 60.903 m2.\\nProizvodna hala prestavlja glavni i dominantni objekat koji se prostire skoro \u010ditavom du\u017einom parcele sa povr\u0161inom osnove 15.035 m2. U ovom objektu su sme\u0161tene tehnolo\u0161ke linije na kojima se odvijaju glavne faze proizvodnog procesa. Korisna visina hale je u proseku oko 6m, uslovljena popre\u010dnim elementima krovne konstrukcije pri \u010demu je visina do slemena znatno vi\u0161a. Hala se odlikuje zna\u010dajnom \u0161irinom - oko 50m, koja se nepromenjena pru\u017ea u du\u017eini oko 200m, nakon \u010dega jedan u\u017ei deo nastavlja do pune du\u017eine koja u jednom delu \u010dak cca 280 m. Veliki popre\u010dni raster izme\u0111u centralnih nose\u0107ih stubova doprinosi funkcionalnost i mogu\u0107nost iskori\u0161\u0107enja prostora. Pod je betonski, velike nosivosti, u skladu sa previ\u0111enim optere\u0107enjem. U pojedinim delovima postoje dodatna poja\u010danja i postolja za postavljanje opreme. Hala je opremljena svim neophodnim instalacijama \u2013 el. energija, voda, kanalizacija, hidrantska mre\u017ea kao i instalacije u vezi sa konkretnim potrebama \u2013 instalacije gasa i komprimovanog vazduha, instalacije sistema za rekuperaciju toplog vazduha izme\u0111u razli\u010ditih proizvodnih faza (u skladu sa prirodom tehnolo\u0161kog procesa).\\nOstali objekti u okviru predmetne proizvodno-tehnolo\u0161ke celine su sli\u010dne konstrukcije ali generalno ni\u017ee tehni\u010dke specifikacija u odnosu na glavnu halu, sve u skladu sa namenom i ulogom u proizvodnom procesu. Visina ovih objekata se u proseku kre\u0107e do 8 metara izuzev objekta (priprema granulata) koji je specifi\u010dan po svojoj visini od \u010dak cca 24 m u najvi\u0161em delu (do slemena) koja je uslovljena sme\u0161tajem delova opreme (silosa).
