The site has direct access from the highway.\nThe property consists of several separate building parcels forming a single unit, with a total area of 2.7 hectares.\nPlanning documentation defines the possibility of constructing a gas station with the following characteristics:\n• Gas station building: 285 m² \n• Canopy: 425 m² \n• Summer garden and terraces \n• Total built area: 750 m² \nThe total capacity of the tanks for liquid fuels, LPG, and AdBlue additive is 295 m³:\n• Underground LPG tank: 30 m³ \n• AdBlue tank: 5 m³ \n• Remaining tanks are for liquid fuels \nThe facilities would be supplied with electricity from a dedicated transformer station of 1000/400 kVA.\nAll other infrastructure (water supply, sewage) has already been brought to the parcels.\nUrban planning approval has been obtained for the construction of the gas station, covering an area of 1.3 hectares.
